Spotting a crack in your wall—especially during a property purchase—can be alarming. But not every crack means a major structural problem. Some are purely cosmetic, others indicate long-standing settlement, and a few may be signs of serious underlying movement.

So how can you tell the difference? And when should you call in a professional?

What Causes Cracks in Walls?

Cracks can form in walls for a wide variety of reasons. These include:

  • Thermal movement – brickwork or plaster expanding and contracting with temperature.
  • Drying shrinkage – especially common in new builds or recently plastered walls.
  • Historic settlement – often found in older homes where the building has adjusted over time.
  • Structural movement – due to subsidence, roof spread, poor foundations, or tree roots.
  • Water ingress and damp – causing plaster or masonry to degrade or expand * Alterations or conversions – removing internal walls, chimneys or installing lofts can cause stress points.

The size, pattern, and location of a crack are crucial in understanding its cause.

When Is a Crack Just Cosmetic?

Hairline cracks in plaster, especially around door frames or ceilings, are often the result of minor shrinkage or thermal movement. These are common and usually not cause for concern—particularly in properties over 10 years old or following refurbishment.

Common signs of non-structural cracking:

  • Less than 2mm wide.
  • Horizontal or vertical lines in plaster.
  • Not accompanied by bulging, damp, or distortion.
  • Localised to one area, often around windows or doors.
  • No ongoing change in size or pattern.

These can typically be filled and decorated, though persistent recurrence may warrant further assessment.

When to Worry About Cracks in Walls?

Cracks may indicate a structural issue when they show signs of:

  • Cracks wider than 5mm or that you can see daylight through.
  • Diagonal or stepped cracking in brickwork or render, especially from corners of doors or windows.
  • Multiple cracks appearing suddenly, or worsening over time.
  • Bulging or bowing of walls or ceilings.
  • Cracking accompanied by sticking doors or sloping floors.
  • Cracks near chimney breasts, foundations, or roof supports.
  • Recent history of subsidence, underpinning, or nearby groundworks.

In these cases, it’s advisable to seek a professional structural assessment.
