Bespoke Reports For Informed Decisions

RICS Home Surveys – Level 2 and Level 3

At HFWJ Surveyors, we don’t believe in one-size-fits-all reporting. Our RICS Home Surveys (Level 2 and Level 3) are tailored to the specific condition, age, and complexity of each property—whether it’s a modern flat or a historic cottage with multiple extensions. Unlike boilerplate reports produced by some providers, our surveys are bespoke, clearly written in plain English, and grounded in deep local insight. As independent Chartered Surveyors regulated by the Royal Institution of Chartered Surveyors (RICS), we deliver practical, informed advice to help you buy with clarity and confidence. Proudly serving Bristol, Bath, and the wider South West.

RICS Home Survey – Level 3

Our Level 3 Home Survey is the most detailed inspection available under the RICS framework—ideal for older properties, homes that have been extended or significantly altered, or where visible issues such as damp, cracking, or roof problems have been identified. We carry out a thorough inspection of all accessible areas, providing a clear, jargon-free report that explains not just what the issues are, but why they’ve occurred, what they mean for the property, and how best to put them right. Where helpful, we also include guidance on likely repair costs, with prior agreement—equipping you with the insight you need to make confident, informed decisions.

Recommended for:

  • Victorian, Edwardian, and pre-1930s properties
  • Properties with structural alterations or extensions
  • Homes showing signs of movement, damp, or disrepair
  • Buyers needing a full structural survey and in-depth advice

RICS Home Survey – Level 2

Our Level 2 Home Survey is perfectly suited to properties built after 1930 that appear to be in generally sound condition. Designed for conventional houses and flats of standard construction, this survey provides a clear visual assessment of all key elements, using an easy-to-follow traffic light system to highlight issues by severity. You’ll receive straightforward, jargon-free recommendations for any necessary repairs or further investigation—giving you the clarity and confidence to move forward with your purchase.

Recommended for:

  • Modern or post-war properties
  • Homes in generally good condition
  • Buyers seeking a cost-effective overview
  • Leasehold flats and family homes
