HFWJ Surveyors prepared and submitted a Reserved Matters application for the commercial expansion of Highnam Business Centre, addressing appearance, layout, scale and landscaping under the site’s outline permission. The team compiled and coordinated the full suite of supporting material — design and access, planning and compliance statements, landscaping, drainage and biodiversity information — and continues to manage the application through consultation to determination, keeping the client updated at each stage.

HFWJ Surveyors prepared and submitted a combined Full Planning Permission and Listed Building Consent application for the conversion of a curtilage-listed stone outbuilding to ancillary residential accommodation at a Grade II listed farmstead within the Gwent Levels historic landscape. Working across heritage, planning and flood-risk constraints, we produced a full suite of supporting documents — including a Planning Statement and a Cadw-compliant Heritage Statement — giving the client a well-evidenced route through a sensitive consenting process.

HFWJ Surveyors were instructed to carry out a Tier 2 Specific Survey at a period cottage where damp was affecting an external corner at both ground and first-floor level. We identified the ingress as penetrating, weather-driven damp rather than rising damp, traced the likely routes to failed corner render and a gap in the roof covering above, and set out a staged schedule of remedial works and a choice of external finishes for the client to instruct with confidence.

HFWJ Surveyors prepared a tenant-side Schedule of Condition of a former licensed premises in Redfield, Bristol, to be attached to a new underlease. The report recorded, on a room-by-room basis, the condition of those building elements for which the Tenant carries direct or contributory liability under the proposed lease, providing a photographic and written benchmark to help limit the Tenant’s exposure to future dilapidations claims.

Thornburt, South Gloucestershire

HFWJ Surveyors prepared a Statement of Significance to support a planning application for a two-storey rear extension at an unlisted building of positive character within the Thornbury Conservation Area, adjacent to the Grade II listed property. Our assessment applied the Historic England four-values framework and GPA3 setting methodology to demonstrate that the scheme would preserve the character and appearance of the Conservation Area and the setting of the listed building, enabling the previously invalidated application to proceed to determination.

Bishopsworth, Bristol

HFWJ Surveyors recently acted on behalf of a private homeowner in Bishopsworth, providing a specialist spray foam condition report in connection with a remortgage application. Our inspection, including probe moisture testing to concealed timber elements, identified no defect attributable to the installation but flagged a material concern relating to foam applied to the party wall, enabling the client to present a clear, evidenced position to the prospective lender.

HFWJ Surveyors acted as Agreed Surveyor under the Party Wall etc. Act 1996 for the removal of a ground-floor chimney breast in a Victorian terraced property, where retained masonry above required structural support. Following a revised engineering proposal, we reviewed the steel beam and padstone calculations and drawings, resolved outstanding queries over the load path and design sign-off, and confirmed the works could proceed under an Amended Award — giving the client a clear, defensible basis to progress while protecting the adjoining owner’s position.
