RICS Level 2 & Level 3 Surveys

Buying or leasing a property, whether residential or commercial, is often the most costly financial decision that anyone will have to make. Huthwaite Freston Williams-Jones will ensure that the correct steps are taken to ensure your decision is fully informed and that unexpected costly repairs are brought to your attention, before you proceed with the transaction. We can advise on what survey best suits your requirements. Our initial consultations are free and we are always happy to help.

RICS Level 3 Full Building Survey

The Full Building Survey is the most comprehensive survey. This survey is generally for period property and/or property that has been structurally altered and will highlight any defects or issues. Huthwaite Freston Williams-Jones will provide you with further guidance and advice on the cause of any defect and provide recommendations for repairs, future maintenance or advise on the potential for future extensions or alterations to the property. We can also include a reinstatement valuation suitable for insurers. This survey will be carried out by an experienced RICS Chartered Building Surveyor.

Main Elements Survey

If you are acquiring a property in need of upgrading and refurbishing and require a full Building Survey without the ‘non-critical components’ then Huthwaite Freston Williams-Jones also provide the Main Elements Survey.

RICS Level 2 Homebuyers Survey

The RICS Homebuyer Report is most suitable for properties of conventional construction typically built after 1930. The Level 2 survey identifies material faults prior to proceeding with the sale. Our thorough inspection is carried out by one of our experienced chartered surveyors and the detailed report will give you everything you need to make an informed decision with your prospective purchase.

The report sets out condition ratings against the main elements of the property in a clear traffic light system:

Green Condition Rating 1

No repair is currently needed. The property must be maintained in the normal way.

Amber Condition Rating 2

Defects that need repairing or replacing but are not considered to be either serious or urgent. The property must be maintained in the normal way.

Red Condition Rating 3

Defects that are serious and/or need to be repaired, replaced or investigated urgently.
